Terms and conditions listed below

$25,000 down day of sale made with cash, Bank or cashier's check (certified funds only) made to Security First Title with full balance in certified funds made on or before May, 29th 2015, day of closing or delivery of clear title. If financing necessary, potential buyers are to provide letter of credit of lending institution prior to the auction. Buyer and Seller split title and closing expense.

MANNER OF SALE: This real estate will be offered as a single auction Sold “AS-IS” condition will all faults. Auction procedure and increments of bidding are at the discretion of the auction company. A Buyer’s agent who brings a willing and winning buyer will be compensated $500 made on day of closing.
 POSSESSION OF SAID PROPERTY: Buyer can take possession of property upon closing. 
 Real Estate taxes: Seller will pay 2014taxes and prior years. 2015 taxes will be prorated at date of closing.  2014 taxes are in the amount of $507.57 (information of Kingman County Appraiser office)
 ACCEPTANCE OF BIDS: The successful Buyer(s) will be required to enter into a Real Estate Purchase Contract immediately following the auction. Copies of the contracts will be available from the auction company prior to the sale.
